Why should you trust Belmont Places?
We have been within this industry since 2001 and we have experienced and understand the problems property owners can face. With this in mind, we aim to be your perfect tenant and ensure you a peaceful and hassle free time.
Who pays the rent?
Belmont Places are your perfect tenant as we pay on time, every time with no complications or unnecessary calls that our maintenance team can address ourselves.
Will the Property be kept to a show home condition?
It is within our interest to ensure your property is furnished to a high standard and is professionally cleaned atleast once per week. We also carry out regular quality checks and provide frequent updates to yourselves.
Who will be staying at the property?
We provide short-term accommodation to business travellers and professional contractors in the area. We do this by partnering up with local corporate companies which allow them to provide their travellers high standard of accommodation for employees and professional contractors.
Can you inspect the property?
Of course, we carry out regular and scheduled checks ourselves although we always welcome you to inspect the property at regular intervals if required. All we ask is that you provide us the standard notice of when you plan to visit so that we can notify our clients.

Do you pay commission?
We are not a Letting Agent and do not charge for these services which will increase your net profit.
Will there be more wear and tear?
We typically work on a 75% occupancy rate which generally means the property is not used during certain times resulting in less stress to the property compared to assured shorthold tenancy tenants.
What if no guests are staying?
Our team always carry out regular checks regardless whether your property is occupied or not so you can have our best reassurance that your property is always being taken care of.
Will you pay less tax?
Since Section 24 was introduced, no mortgage interest can be claimed as tax relief for tenanted property.
We can provide an alternative opportunity to allow you to claim 100% of this to your tax assessment saving you potentially £1000s.
How does the guest enter the property?
We provide a Meet & Greet service where we personally meet our guests to show them round the property and to provide neccessary information and to provide an opportunity to answer any questions that they may have.

What assurance do you have prior to guests staying?
We allow only the highest level of standard of guests within your property.
As we provide that "home from home " feel with all our properties, it is within our interest to ensure we only allow exceptional guests. Whilst we partner with companies, we carry out identification checks, obtain credit card details and we only allow guests that have high integrity prior to us allowing them to occupy the property.
How can I get the best tenants?
Belmont Places comply with Section 21 where only guests occupy the property and not tenants. We are the perfect tenants.
Low to no maintenance costs
We provide maintenance* services from our Power Team whilst your property is managed by ourselves so you do not have to.
Forget those endless calls when the tenant calls to say they have a dripping tap, we deal with typical maintenance issues such as this.
